Determination of Capitalization Rate in Irrigated Lands of Çumra District of Konya Province

Abstract :To determine the real value of cultivated lands due to the legal necessity, annual net income of lands and ave-rage capitalization rate in region should be determined. Capitalization rate can be defined as the rate of investments in lands. This rate is affected by soil type, farming practice and farming systems. In addition it varies according to the regions and lands. Due to the lack of reliable data and information, it is very difficult to determine this rate. The rate was computed 5,2 % for irrigated lands of Konya-Çumra distirict. This rate define the ratio of annual net income of irrageted lands to market value of land value. This rate can be readjusted between 1 % and 2 % in terms of a spesific land appraisal.
