Abstract :To determine the real value of cultivated lands due to the legal necessity, annual net income of lands and average capitali-zation rate in region should be determined. This rate varies according to the regions and lands. Due to the lack of reliable data and information, it is very difficult to determine this rate. The rate computed 6,02 % for irrigated lands, 7,0 % for rainfed lands and 6,2 % average rate of Konya-Ereğli district. This rate can be readjusted between 1 % and 2 % in terms of a specific land appraisal.
